Routine Inspection Safety Checklist for Property Managers
General safety information only — not legal advice. Adapt it to your agency's own procedures.
Before you go
- Check tenant notes and any history of incidents, aggression or hazards at the property
- Entry notice given in line with the Residential Tenancies Act
- Itinerary shared with the office, with an agreed check-in time
- Phone charged; emergency contacts saved
- Consider attending in pairs if there is any known risk
On arrival
- Park where you can leave easily, facing out
- Trust your instincts — if something feels wrong, don't go in
- Knock, introduce yourself and confirm who is present
During the inspection
- Keep your exit clear and know your way out
- Do not touch syringes, drug-use items or unknown substances
- Note chemical smells, staining, damage or other hazards
- Stay calm and polite; end the visit and leave if anyone becomes aggressive
After you leave
- Check in with the office
- Record any incident, threat or hazard the same day
- Report hazards that need follow-up (for example sharps, possible drug contamination or damage)
- Debrief with your manager after any difficult visit
This checklist is general information only. It is not a property assessment or clearance. In an emergency call 000.
